Reporting directly to the Operation Director, this is a site-based position serving an integral role as part of a Construction Manager as Agent (CMa) project team. Responsibilities are both administrative and managerial in nature, with direct contact with the General Contractor and matters related to construction phase Submittals, RFIs, and Changes in the work. Expectations include proficiency in managing project data, maintaining attention to technical detail, and expediting actions due from various project team members. The position will also engage actively in matters of construction issue resolution, team building, and client interface. This is a high energy growth position for individuals aspiring to the level of Construction Project Manager.
Provide direct support to the Operation Director with regards to cost control, schedule oversight, quality assurance, information management, and contract administration.
- Apply and refine project procedures for process improvement.
Interface and coordinate with Government representatives responsible for sustained operation of the facility.
Monitor construction performance with knowledge of required schedule milestones and performance objectives.
Utilize and interpret construction drawings and specifications.
Administer contractor payment requisitions.
Manage Submittal and RFI processes in collaboration with the A/E.
Identify potential Changes, prepare scopes of work, estimate cost/schedule impacts, and support negotiations for fair and reasonable settlements.
Utilize Project Management Control Systems (ePM, Prolog, and P6) to record, track, analyze, and report project data.
Prepare agendas, prepare and distribute meeting minutes inclusive of tracking reports, decisions and key actions due.
Support the Operation Director to resolve issues related to differing site conditions, disputes, and client-generated requests.
- Monitor and document physical work associated with Changes in the work.
Assist in the preparation of monthly progress/status reports including performance narratives, schedule variations, KPIs, cost summaries, Changes/RFIs/Submittal status, and a summary of key action items.
Maintain awareness and adhere to Federal security requirements.
Support QA/QC staff responsible for focused inspections and reporting on work in progress.
Log, track, and maintain current project record documentation.
Log and electronically distribute RFI responses, submittals, ASIs and other pertinent information to the project team.
Facilitate teamwork and collaboration to produce results and achieve client objectives.
Perform change order cost estimating and assist the Operation Director in negotiations.
Evaluate Contractor schedule updates and risks associated with sequence and network revisions.
