Purpose of the Position:

This requires management of other Assistant project manager managing and coordination of different project components, project teams, other Consultants and Contractors. 

The Project Manager will be responsible for the delivery of retail, residential components and common areas by applying a proper and effective management and development, upto satisfaction on time, quality and scope during all phases of the development.

The Project Manager may be supported by Assistant Project Managers depending on workload. He/she may also be required to provide supervision and mentoring to Assistant Project Managers who will be independently managing small to medium size projects or projects of low complexity.

Key Responsibilities/Account abilities: 

•Responsible for the delivery of the project on time, within budget and scope. 
•Participates in preparing the proposal with the Business Development Team in conjunction with the Heads of Departments.
•Assist in the definition of project scope and objectives, involving all relevant stakeholders.
•Manage all phases of assigned projects, including project set-up, timeline development, design integrity and interface between project different components. 
•Prepare project proposals, assist to negotiate contracts and fees, coordinate bidding process for review with senior management.
•Create and communicate clear and attainable project objectives and project requirements for the team.

•Manage the scheduling, monitor budgets and fee expenditure, develop staffing projections, assist with project set-up for consultants, vendors and contractors
•Manage and track the financial performance of projects and review with senior management.
•Develop and maintain positive stakeholders relationships
•Ensure projects conform to contracts.
•Determine the objectives and measures upon which the project will be evaluated at its completion and perform to meet the objectives.
•Effectively communicate with all levels from Senior Management through on-site working staff to ensure a transparent process throughout the project.
•Develop and execute a project master programme/plan to monitor and track progress
•Monitor the progress of the project and make adjustments as necessary to ensure the successful completion.

•Establish an effective communication plan to update stakeholders on the progress of the project. 
•Review the quality of the work completed with the project team on a regular basis to ensure that it meets the project standards.
•Solicit and recommend subject matter experts if/when the need arises for external expertise at all stages of the project.
•Monitor and assess performance and compliance of consultants and contractors; immediately react and action against subpar performance before there is negative impact to the project.
•Address and resolve all key issues and variances and recommend corrective actions in timely manner.

•Manage changes to the project scope, project schedule, and project costs using appropriate verification techniques approved by senior management.
•Monitor cash flow projections and report actual cash flow and variance to senior management.
•Ensure that all technical and financial records for the project are up to date
•Perform risk assessment and management to minimize project risks
•Interact with all relevant government and municipalities related to permit and approval processes.

Minimum Academic Qualifications:

•BSc CIVIL/Architectural Engineering or equivalent.

Minimum Work experience:

•8-10 years’ experience in managing retail & residential projects.
•Proven experience in leading, managing and mentoring multiple project teams on an international scale.
•Knowledge of building codes, standards and building structures

Skills & Competencies Required/Know How: 

•Strong leadership, organization, communication and relationship management skills.
•Proven experience with electronic project management technology for information and tracking. 
•Strong communication skills.
•Good written and verbal skills in Arabic & English
•Project management, planning and estimating.
•Complete understanding of the RFP/RFQ process.
•Good interpersonal skills.
